Real estate CRM cost in the UAE in 2026: rent, buy, or monthly subscription?
A comparison using officially published prices of CRMs used by UAE real estate brokers, with a worked example for a 10-person team.
Short answer: A real estate CRM in the UAE costs according to user count and payment model. From officially published prices (checked 8 October 2026): PropSpace starts at AED 220 per user per month, HubSpot Sales Hub Professional at $90 per user per month plus a $1,500 onboarding fee, and Barq 360 rents at AED 12,600 a year including VAT for the first 5 employees.

What is the difference between buying, renting and a monthly subscription?
Buying means a one-time payment for a custom build or perpetual licence, after which hosting and maintenance are on you. A monthly subscription means paying per user every month. An annual rental is one fixed yearly payment that includes hosting and updates.
| Model | Suits | Watch out for |
|---|---|---|
| Buy / custom build | Companies with very different processes and in-house tech staff | Hosting, maintenance and security updates are your cost |
| Monthly per-user subscription | Small or fluctuating teams | Cost rises with every user; some features only in higher tiers |
| Annual rental | Stable teams wanting a known cost upfront | One-year commitment; confirm your right to export data |
What do well-known CRMs cost? (published prices)

| PropSpace | AED 220 per user/month, minimum AED 500/month | 12-month minimum contract; 10% off annual prepay; "no implementation fees" |

Example: what does a 10-person team pay in year one?
Straight arithmetic from the published prices above, no estimates:
| CRM | Calculation | Year-one total |
|---|---|---|
| HubSpot Sales Hub Professional | 10 × $90 × 12 + $1,500 onboarding | $12,300 (before tax, no WhatsApp integration) |
| PropSpace | 10 × 220 × 12 − 10% annual discount | AED 23,760 (the page doesn't state whether VAT is included) |
| Barq 360 | 12,600 + 5 × 630 | AED 15,750 including VAT |
A note on HubSpot: per its official help page, WhatsApp connects through Marketing Hub or Service Hub Professional/Enterprise — so it is not included with Sales Hub alone. Arabic is also not among HubSpot's official interface languages.
Which hidden costs should you ask about?
The main costs outside the licence price are onboarding fees, Meta's WhatsApp messaging charges, property portal integration, and migrating old data. Ask every vendor about these in writing:
- Onboarding or implementation fees — HubSpot publishes them; PropSpace states it has none.
- WhatsApp messaging — Meta charges for WhatsApp Business API conversations separately from the CRM price.
- Property Finder and Bayut integration — included or a paid add-on?
- Data migration from Excel or a previous system.
- 5% VAT — is the published price inclusive?
How should you decide?
The practical rule: calculate the two-year total for your real headcount, including VAT, onboarding fees and the features you actually need (WhatsApp, Arabic, portals). The cheapest per-user price can become the most expensive once you add what you need.
FAQ
How much does a real estate CRM in Dubai cost per month? From published prices: PropSpace is AED 220 per user per month. HubSpot and Zoho start with free plans limited by user count. Others, such as Pixxi, don't publish prices.
Is an annual rental cheaper than a monthly subscription? It depends on headcount. Calculate both for your actual team; in the 10-person example above the gap was clear, but it changes with size.
Can I pay for a CRM in instalments? Some vendors allow it. At Barq 360 the annual rental can be split with Tabby or Tamara.
Do I need a real-estate-specific CRM or a general one? General CRMs like HubSpot and Zoho are flexible and powerful but need customising for brokerage workflows. Real estate CRMs ship with units, developers and portals built in.
